Party Wall Surveyor
Party Wall surveyors play an important role in ensuring that construction does not negatively impact neighboring properties. There are four types of Party Wall surveyor roles: the Agreed Surveyor, the Building Owner's Surveyor, the Adjoining Owner's Surveyor, and the Third Surveyor. Each role has specific responsibilities and duties that are outlined in the Party Wall etc. Act 1996. It is important to understand these roles and responsibilities before undertaking any building works that may affect a party wall.
1
Building Owners Surveyor
The role of the building owner's surveyor is to ensure that the building owner complies with their legal obligations under the Party Wall etc. Act 1996. This includes serving notices, preparing schedules of condition, and agreeing on party wall awards. The surveyor also acts as an impartial third party in resolving disputes between the building owner and their neighbors.
2
Adjoining Owners Surveyor
Adjoining owner's surveyor roles and responsibilities can vary depending on the specific situation and the terms of the Party Wall Agreement. Generally, the surveyor appointed by the adjoining owner is responsible for protecting the interests of their client and ensuring any work carried out by the building owner complies with the Party Wall Act. This can include reviewing plans, inspecting the works, and resolving any disputes that may arise. It is important for both parties to appoint experienced and qualified surveyors to ensure a smooth and fair process.

Agreed Surveyor roles and responsibilities are crucial for ensuring that all parties involved in a construction project are on the same page. As an Agreed Surveyor, responsibilities include resolving disputes between the building owner and the adjoining owner, ensuring that the Party Wall Act is followed, and preparing a Party Wall Award.
