Redbridge Council requires specific documentation based on the scale of development, with major schemes subject to extensive local and national criteria. Failure to provide essential information may lead to delays, requests for extensions, or refusal of the planning application.

  • All major applications must submit an Affordable Housing Statement, Fire Statement, and Energy and Sustainability Assessment.
  • A completed Ownership and Agricultural Holdings Certificate is mandatory for all applications.
  • Major schemes require an Air Quality Assessment if situated near a main road, as the entire borough is designated as an Air Quality Management Area.
  • The Council requires a Design and Access Statement for all new residential units and major applications.

Allow for validation before the decision period starts. The usual statutory determination periods in England are 8 weeks for non-major applications, 13 weeks for major development and 16 weeks where environmental impact assessment is required, unless a different period is agreed.

Permitted development

Article 4 restrictions

These are selected directions, not an exhaustive address search. Read the council’s current map, schedule, commencement date and any later modifications for your property. A conservation area is not automatically an Article 4 area, and a direction affecting changes of use does not necessarily restrict a home extension. Confirm the responsible planning authority too: some development-corporation areas have separate arrangements.

The Aldersbrook and Lake House Conservation Area has a confirmed Article 4 direction controlling specified works to dwellinghouses.

  • The 2020 direction was confirmed on 24 March 2021.
  • Controls include specified elevations and windows, porches, hard surfaces, exterior painting, roof alterations and solar equipment.

Little Gearies Development

Redbridge

Little Gearies in Gants Hill, Ilford, is a residential project featuring 103 new homes, including flats, houses, and maisonettes. As of November 2024, the development was nearing completion as part of the council's wider commitment to build 600 homes.
